Description:

Eden Value Homes is a good project by Eden Developers. Located at Thokar Niaz Baig, very close to Motorway Interchange on Multan Road, Eden value homes is first real estate scheme you encounter while travelling on Multan Road. Eden developers are marketing houses from 2.5 marlas til 10 marlas in independent and duplex units. At the moment model houses in all categories are available to view. approximate prices are:

3.5 marlas: 22-24 lacs (approx)
5.0 marlas: 28-31 lacs (approx)
10. marlas: 48 lacs (approx)

amounts are payable in 10 equal installments over 2 1/2 years, which is the delivery period of house.

What is the difference ? EDEN BUILDERS is not as good as EDEN DEVELOPERS or what ? Shall I be concerned if I have invested something in this project ?

I have heard only of EDEN DEVELOPERS which are now working as EDEN HOUSING. I neva have really heard of EDEN Builder. EDEN Developers have a very good repute in the market.

eden developers is an old companie that made eden city, eden heights, eden tower which was their last project after that its owners had a fight and it split into eden houseing and eden builders.

does any 1 have the latest rates of Eden V Homes, layout of 5,10 Marla independant houses & the site map available on the web or at this site?

I 'll be most thankful as I am in Jeddah & wish to get this information

Here are a few details of the houses, i manged to get hold of these via email from one of the reps in pakistan

i am also intrested but need to know how far this place is from the interationl airport in lahore. and how long it might take to get there ?

another place we are looking at is bay diaan, ali view park. does anyone have any views on that.

also waseem do you have the site map for the 3.5 marla houses and will the thokar niaz flyover help this location to get into lahore is that somthing totally different.

the prices document i receievd a month ago, so they may not be current.

ive also heard if you pay total amount at time of booking you get 10% discount.

My Name is Waseem not waseen ;)

Eden value homes is about 45-60 minutes drive from airport depending upon the traffic. Thokar niaz beg flyover will help but not that much. With Ring Road fully completed one will be able to reach airport in 20-25 minutes. Eden Value homes is on Multan road, good thing it is close to motorway, bad thing it is on a highway 2 lane each side and its such a location that traffic piles up. You have to use the cuts to turn back and to have to tackle oncoming traffic before turning safely and i have seen couple of accidents. As this part of the road is often litered with tractor trollies, containers, trucks, donkey carts etc etc. If NHA makes this road 6 lanes, it would be very good.

I personally do not like eden housing projects and think they are totally crap. In their 10 marla house covered area is only approx 2200 sqft. I live in a 5 marla house and covered area is more than that. In all the houses except 10 marla there's literally no lounge on upper floors, room are small and hardly any place to sit for family. Basically these houses are build just for living perhaps a concept like, eat, shit & sleep. There's nothing you can do more than in these minies.

For investment point, they are still good, because there are lots of factories on Multan road and most of the time factory employees need to live close. Eden offers a wide range from 2.5 marla duplex to 10 marla. If one invests in these houses, perhaps it can a good rental income opportunity in future.

I do agree that these houses have much less accomodation than their prices; especially the information is blessings for us living abroad. Does any body got idea of a better project, may be a private owner building compact unit houses? or any other good residential schemes?

I would like to understand what is the equivalent measurement of a standard 10 marla in sq ft. does any body explain that these layout maps can be called 10, 7 5.... marlas.

What I understand is 10 Marla = 2722.5 sq. ft
Therefore:
if the measurement of front (width) is lets say 30 ft it should be equal to 90 ft approx or
if the measurement of front (width) is lets say 35 ft it should be equal to 78 ft approx.

Lets further suppose the society does include the deveopment area as well, even then it should be:

if the measurement of front (width) is lets say 35 ft it should be equal to 75 ft approx.

Am I right? Can we revert back to these developers for the correct measurement or calling these 10 marlas as 7/8 marlas? Can anybody help me out to resolve this equation?

we decided to not go ahead with this house, as its too far from the shopping places like liberty and fortress and our lahore family lives in model town which is a distance.

can anyone recommend something good near liberty and fortress.

anyone got any info on eden city

I would say it is a ver good decision. All these housing societies are very far from the city centre and commercial centres. One can easily get a house in these neigbourhood but they lack the life of a city. On an average it will cost you more to live in a suburban area than close to urban centre. But at the moment since we do not have good residetial towers in the city centre, the cost of house and plots are way to high to be afforded easily by a middle class family.
