THE PROJECT
The project developed by the City District Government Karachi (CDGK) is being constructed by IM Technologies (Pakistan) Private Limited, a consortium of 2 International firms, – namely IJM Investment JA Ltd and Malpak Limited. The agreement was signed in Kuala Lumpur on 14 February 2008 by Karachi City Nazim Syed Mustafa Kamal.

Located in the heart of the city, at Hassan Square, adjacent to the Civic Center and overlooking the Expo Center on land measuring 3.05 Acres the consortium plans to design and build a state of the art Commercial Complex named as I.T. Tower Complex. The plot is located on the side of University Road, on which a completed Hassan Square flyover as the main connection to the Complex.
The proposed covered area is approximately 2.7 Million Square feet spread over 47 storey high with 3 basements car-parking thus making it one of the tallest buildings in Karachi. This would be Pakistan’s first ‘intelligent’ and ‘eco-friendly’ building consisting of a modern shopping center, food court, four cinema multiplex, 2100 car parks, 260-rooms hotel, 10,000 fully equipped call centre and office floors.

CALL CENTER
The IT Tower introduces the concept of a fully functional Call Centre,the first of its kind in Pakistan. The developer will set up the entire Infrastructure to operate a call center (Technology Equipment, Computers, etc). This would then be leased out to customers willing to operate a call centre and provide them with a ‘plug and play’ model. Apart from providing the technology and equipment infrastructure along with furniture and fittings, the developer is also going to provide trained work force for the clients.
This concept is being promoted very strongly by the CDGK as well since it is seen as a tool to transform the industry in Pakistan. The offices and Call Centers will occupy a total area of 1.3 Million Sq ft and will be spread over 32 floors. The total number of Call Center seats is proposed to be 10,000.
OFFICES
The Tower complex is designed to create State of the art offices fully equipped with technology, which will ensure that all users are ‘Online’ as soon as they move in. Multinationals and leading local firms are target customers and there is a huge demand for this keeping in view the present supply and demand scenario in Karachi. The office users will have direct lifts for them to travel avoiding the retails and shopping crowds.
There are 12 lifts handling the call centre and office users with a multi zoning concept to minimize the traveling time for the users. It is design to have a maximum waiting time of 30 second which is being introduced in in Karachi for the first time.
MULTI STORIED CAR PARK
One of the major issues in a growing and developing city is the availability of Car Parking Space. This problem is especially evident in the city of Karachi. The IT Tower will be the only complex in the city to offer a car parking facility for 2100 cars spread over 3 Basements and 10 floors of elevated structure.
The elevated car park building is further enhanced with the service of lifts serving the building users to efficiently go shopping, working or attend conferences / seminars.
BANQUET & SEMINAR
The banquet hall with the 1000 seating capacity is located on the 16th floor of the Tower. It is facilitated with the kitchen, and additional smaller size seminar rooms.
With elevated car park under this floor, the guests will have the convenient to park cars and attend various functions suitable for corporate and business market during day time or the Pakistan’s favorite wedding ceremony or Dinner function at night.
FOOD COURT
Food, is a passion in Pakistan and especially Karachi, hence the importance of a food court in this building. Spread over 44,000 sq ft, this offers various international restaurant franchises the best possible location as well as an environment that is conducive for potential customers.
Moreover, many homegrown chains are also very keen to increase their number of outlets and this complex would provide them an ideal location to expand.
260 ROOMS HOTEL
IT Tower introduced the first of its kind "sky hotel" where the lobby is located on the 35th floor. Surrounded with the open sky garden concept, the hotel tenants and public can enjoy the magnificent view of Karachi day and night. The open areas have specialty restaurants with option for open or close dining arrangement, coffee house, and lounge.
The hotel will have dedicated lifts from ground floor avoiding crowd from the shopping and office users. The hotel rooms will have views of Karachi city, making it very attractive for the foreign and local guests.
SHOPPING COMPLEX
One of Karachi best shopping complex will be located in the IT Tower; Karachi spread over 4 floors with 1 anchor tenant eg. Giant or Tesco. This concept would be introduced in Pakistan in a big way through the IT Tower. The shopping center shall provide direct access from the parking area for all visitors. 6 lifts in the centre core and escalators within the retail floors are also being provided for easy movement for shoppers.
A curve layout is designed in the retail areas to give different ambient and convenient of movement and having better view for people to shop.
CINEPLEX & CHILDERN AMUSEMENT
First in Pakistan, 4 Screen Cineplex’s are being developed in this building. This facility would cater to a wide audience and ensure large number of footfalls. The concept of this multiplex will be significantly different to the present existing concepts in Pakistan. The common area in the cineplex area will have kiosks that will sell merchandise and related items.
The other half of the floor will be housing the various Children amusement and play ground centers. The video arcades and game machines can be the main attraction to Karachi youngsters while parents doing the shopping.
HELICOPTER LANDING PAD
The Tower has a helicopter landing pad located at the roof top to give a convenient way for special VVIP to come to the tower for business or for leisure.
DESIGN CONCEPT
The I.T. Tower will be Karachi’s first ‘complete’ commercial complex offering various facilities including a modern shopping center, food court, four cinema multiplex, 2100 car parks, 260-room luxury hotel, health center, fully equipped call centers and office space.
Building will house its own power generation of 18MW, it independent water supply and designed to re-cycle the water usage
The important feature for the building users will be the uninterrupted utility supplies and immediate connections as the building will house its own power generation of 18MW, it independent water supply and designed to re-cycle the water usage in line with environmental conservation, security management systems, fibre-optic connections, and fire fighting systems.
The façade design giving sufficient sunlight for the office and call center users but the tint glass will reduce the heat generated from the sun. The central air-conditioning system also will give consistent temperature conducive for the high populated call centres.
The tower will be operated and maintained by an O&M company to ensure the services and utilities for the building users are provided efficiently. The cleaning of the façade will be done regularly to keep IT Tower iconic image of grade A building in Karachi. The car parking will be managed systematically through computerize system to make vehicle movement more convenient and efficient.
